It was a semi-detached factory with 2 storey office space in front while the rest of the rear is factory space, with 20 feet setbacks rear, side and 40 front setbacks.
Client wanted to fully utilise the rear setbacks space to have extra areas for labour accommodation and goods storage. On the other hand, due to high triple volume space in factory, client wants first floor office space expands to rear.
The challenge for this exercise was while expanding first floor, columns should not compromise the factory work flow on ground floor. It was a great experience deliberating spatial design with structural engineer for approximately 2 months before we could commence building construction.
Office space is simple, white, and neat with curtain walls acting as division towards general working area when these designated office areas get extra luxury – windows. Additional fire staircase is added to side of building due to the overall length building in order to achieve fire escape requirement. A dining area with pantry that able to accommodate 30 staff or even future expansion.
